Abstract

Abstract: The government's last program and plan in the field of housing for low-income groups was the implementation of Mehr housing projects; However, the estimate of the residents' needs is in an aura of ambiguity. Therefore, the purpose of this article is to understand the idea (better house) in the context of Mehr housing with the Seroqual model (perception-expectation) in Mehrshahr Bijar housing.The research method is descriptive-analytical and applied in terms of purpose. The research team has obtained data through library and field (questionnaire tools). In the study, the sample size of heads of households living in phases one and two of Mehr housing in Aftab town in Bijar city to 326 people through Cochran's formula and Probabilty random. This data is from the SPSS data set. According to the results of the empathy and understanding of need index, it has obtained the highest score among the expectations gap criteria. In the next rank, which is achieved through people's interest in solving each other's problems; Trust in people; Doing the right things and providing services on time has been able to attract the opinion of the residents. Finally, the index of responsiveness and responsibility has got the lowest score. Also, the largest amount of gap between perception and expected condition among the components of sensations was related to the index of the physical condition of the roads. In other words, the physical condition of the roads (width of roads, type of roads, design, etc.) has not been able to improve in quality at the same time as the vertical increase and population demand. It should be kept in mind that most of the objective components (better housing) in relation to the physical part and the appearance of the housing context, have to some extent conformed to the expected characteristics, and in contrast to the subjective components (better housing); It is not very acceptable especially in the behavioral and civil rights sector.Abstract: The government's last program and plan in the field of housing for low-income groups was the implementation of Mehr housing projects; However, the estimate of the residents' needs is in an aura of ambiguity.
